I think that a total change can be really cathartic. You can always keep the boat and rent it out while you live somewhere else, and if you find you really like the change, sell the boat and buy something else.
To answer your questions: When moving, what are your "deal breakers". How do you decide where to move to? Type of property/bedrooms/outside space/community
Deal breakers - long commuting time (although I know that doesn't apply to you;) areas that aren't increasing in property value; industrial areas
What I look for: neighborhood amenities, whether or not you have to pay homeowner's association fees (and how high are they?), amount of maintenance and upkeep on the property, quality/safety of the neighborhood, how well the property's been kept - does it have any structural issues?
I will probably buy a townhouse my next go around. The last thing I want to worry about is mowing the lawns on weekends - so I'm willing to pay homeowner's fees.
